Project Overview
MROOF was brought in to resolve water leakage issues and elevate the home’s aesthetic. The garage suffered from significant water intrusion due to poor drainage design, despite having gutters. Seeing neighboring houses with metal roofs, the homeowner also wanted to enhance curb appeal. This project delivered both functionality and style with dark gray Monterey-style metal tiles
Project Challenges
The primary challenge was resolving water leakage between the garage wall and main roof due to poor slope design, which directed water toward the wall. Instead of a costly reframe, we installed a custom metal valley to redirect water and adjusted the roof slope for effective drainage into the gutters, providing a lasting solution
Installation Process
Stage 1: Wood Strapping and Roof Preparation
We began by removing the existing skylights in the garage area to address previous leakage points. After sealing these openings, we installed vertical wood strapping over the existing shingles, anchoring it securely to the rafters for enhanced stability. This step was followed by adding horizontal wood strapping, creating a solid and ventilated base for the metal panels, essential for a long-lasting installation
Stage 2: Flashing Installation and Drainage Setup
To ensure effective water management, we installed starter flashings around the roof perimeter, guiding water safely into the gutters. A custom metal valley was crafted and installed to redirect water away from the garage wall, effectively minimizing future leakage risks in this vulnerable area
Stage 3: Metal Panel Installation
Once the roof was prepped, we installed dark gray Monterey-style metal panels, starting at the bottom and working upwards. Each panel was carefully overlapped for a tight, watertight seal, ensuring protection from the elements. Ridge caps and gables were added to shield the roof’s edges, providing both aesthetic appeal and structural protection against wind and water ingress
Stage 4: Ventilation Upgrade and Final Touches
We upgraded the ventilation system by replacing the old square vent with ridge ventilation, covered by a breathable membrane to keep out dust and insects. Snow guards were added to prevent heavy snow slides in winter, enhancing safety. Finally, we sealed all exhaust points with rubber gaskets and silicone, completing the installation with full waterproofing.
Results
The project successfully resolved the garage wall leakage issue, enhanced curb appeal, and provided a durable, low-maintenance metal roof. With increased slope angles, custom drainage solutions, and added snow guards, the roof is ready for the elements, offering the homeowner peace of mind and a stylish upgrade
