Project Overview

This Brampton home has been continuously improved over the last 20 years by its owners, and the next step in their renovation was upgrading the roof to a sleek black Bond-style metal roof. The decision to install this style was made to complement the black window frames and doors, giving the home a modern and cohesive look. Additionally, the metal roof provided much-needed durability to replace the old shingle roof.

Project Challenges

Two primary challenges arose during this project. First, we needed to remove two old skylights from the bathrooms. Due to the frequent moisture and condensation in these areas, the skylights had developed problems, such as condensation forming on the cold surfaces, leading to potential leaks. These skylights were removed, and the areas were sealed.

The second challenge involved replacing four aging Velux skylights on the front of the house. These skylights had been leaking to various degrees, with some more problematic than others. To ensure a long-lasting fix, we applied a waterproof membrane over this part of the roof, securing the vulnerable areas

Installation Process

Stage 1: Removing Skylights and Installing Wood Strapping

We began by removing two skylights from the back of the house, sealing the openings to prevent any water infiltration. With the skylights removed, we installed vertical wood strapping over the existing shingles, securely anchoring the strapping into the rafters for structural stability. Horizontal wood strips were then added to create a sturdy base for the installation of the metal roof panels, ensuring proper ventilation and a solid foundation

Stage 2: Installing Starter Flashings and Ridge Ventilation

Once the wood strapping was in place, we installed starter flashings around the perimeter of the roof. This critical step ensures that water flows properly off the roof into the gutters, protecting the vulnerable edges of the roof. We then moved on to upgrade the ventilation system by installing ridge ventilation at the highest point of the roof. This system allows hot air to escape, improving airflow and the overall efficiency of the attic. To complete this stage, we sealed off the old attic ventilation outlets with waterproof membranes for extra protection

Stage 3: Replacing Skylights

We started by removing the old skylights and then constructed new curb mount frames to provide a solid foundation. The frames were reinforced with BlueSkin waterproofing membrane to ensure watertight protection. After that, we installed metal flashings around the skylight boxes to further seal and protect the area. Finally, the new Velux skylights were installed into the prepared curb mounts, completing the skylight replacement process

Stage 4:  Metal Panel Installation and Final Checks and Supervision

The installation of the black Bond-style metal panels started at the bottom of the roof, with each panel carefully overlapped to create a watertight seal. Ridge caps and gables were added to protect the edges of the roof from wind and water, and snow stops were installed to prevent large snow slides during the winter months. Once the primary installation was complete, our project supervisor performed a detailed inspection of the entire roof, reviewing each step of the installation to ensure our strict quality standards were met. With all checks completed, the project was finalized

Results

The homeowners were extremely pleased with the final result. The black Bond-style roof not only enhanced the overall aesthetic of the home but also provided peace of mind in terms of protection and longevity. The homeowner was so satisfied with the work that they left a glowing review on Google and have already recommended MROOF to their relatives, who are planning a similar roofing project next year
